A marketplace only works when both sides feel safe. Here's what we do to keep it that way.

We know who parks at your spot

Every driver has a verified phone, email, and Czech plate. Monthly bookings go through Stripe Identity — document scan plus selfie. Anonymous bookings aren't possible.

Deposits cover small damage

On monthly rentals we hold a refundable driver deposit (min. 1,500 CZK, max. half the monthly rent). If there's damage, we deduct against your documented claim.

If a driver doesn't leave on time

Missed checkout charges 2× the tariff automatically. If they block you or the next driver — 500 to 3,000 CZK penalty. We step in actively.

Operating reserve as a buffer

We set aside ~1.5% of each booking into an operating reserve. It covers cases where a driver doesn't pay a penalty or a dispute drags on. Not insurance — a buffer between you and risk.

A commission you know upfront

No monthly fees. No listing fees. We only get paid when someone actually books your spot.

The service fee is 5% on monthly rentals and 8% on hourly and daily bookings. That's all the platform takes — no extra fees for listing, payouts, deposits, or payments.

The driver pays the same percentage. That funds platform operations, support, tax compliance, and the operating reserve.

    We pay out weekly, every Tuesday, for bookings completed the previous week. Monthly rentals pay out gradually, week by week.

    To a Czech bank account you verify once in the Stripe Connect Express dashboard. EUR accounts also work (slightly slower).

    None. We'll send you 47 CZK if that's what you earned.

  • Tax documents

  • If you decide to stop

    Delete your account and listing anytime. Money for completed bookings still arrives on the normal cycle.

Three ways to list a spot

It depends on who you are and your legal connection to the spot. You pick one of these roles at sign-up.

I own the spot

You're listed in the cadastre. During verification you upload the extract from the cadastre (LV) or the purchase contract. This is the simplest path.

I'm a tenant with subletting rights

Your lease explicitly allows subletting, or you have written consent from the owner. Both documents are required for verification. Without owner consent, you can't use ParkBlue.

I manage the spot with the owner's consent

For property managers, family members, etc. Owner consent is either notarised or uploaded together with both parties' ID.

Income tax (individuals)

Income from renting out your spot is taxable. If you rent out only your own spot, an annual return as „income from rental of property" (§ 9 of the Income Tax Act) is usually enough. ParkBlue gives you a monthly statement of revenue and deductible costs.

When you need a Czech business licence

If you offer parking regularly and systematically with intent to profit, the tax office may classify it as a business. The line is fuzzy — roughly: more than 3–5 spots, or income above 50,000 CZK/month. Consult a tax advisor if you're near that threshold.

VAT

The VAT registration threshold in Czechia is 2,000,000 CZK in turnover over 12 months. For an individual host with one or a few spots, this is practically unreachable. If you're heading there — tax advisor.

DAC7 (EU reporting)

Since 2023, platforms report rental income to the national DAC7 system. ParkBlue files your annual revenue with the Czech Financial Administration automatically — you download a copy of the report and attach it to your tax return. Nothing else to do.

Non-resident foreign owners

Czech rental income is taxed in Czechia regardless of your residency. Depending on your home country's tax treaty (UK, US, Germany, France, and others have one), you may avoid double taxation by submitting a Certificate of Residence to your Czech tax advisor. We provide year-end income reports compatible with both Czech and most foreign tax filings.

A monthly summary with bookings, service fees, and payouts is available in the app and Stripe dashboard anytime. Your tax advisor just downloads it.

How much does it cost to list a spot?

Nothing. Listing and verification are free. We only get paid through the service fee on completed bookings.

How long does spot approval take?

Usually within 24 hours on weekdays. Most rejections come from incomplete photos or an unreadable document — easy to fix.

Do I need a Czech business licence (živnost) or VAT ID?

For one or two spots, usually no — income is filed as rental of property (§ 9 of the Income Tax Act). For more spots or systematic activity, consult a tax advisor. See the taxes section above.

How many photos do I need?

At least 3: the entrance, the spot from different angles, and the path from the gate. More is better — spots with 5+ photos get 30% more bookings.

Can I set rules about what cars are welcome?

Yes. Vehicle type (motorbike / standard / SUV / van), maximum height, no overnight parking, no trucks, electric only — all configurable on the listing.

What if I have an underground garage and can't open the gate every time?

Each booking shows the driver the code, your contact, or instructions you provided. Some spots share a gate code, others use a QR sticker — it depends on your entry. Automatic app-based gate opening is on the Phase 2 roadmap.

Can I take the listing down after a few months?

Yes. There's no fixed-term contract. Pause availability or delete the listing in the app. Active bookings finish under their original terms.

How do I tell drivers spot-specific details (where to park, where the button is)?

The listing has a „Driver instructions" field. Anyone who books your spot sees it. Update it anytime.

How do I pick the right price?

The app shows a recommended price for your location and spot type, based on current market conditions. Accept it, lower it for faster fill, or push it up.

Details and disputes

When and how do I get paid?

Weekly, on Tuesdays, for bookings completed the previous week. Monthly rentals pay out gradually week-by-week, not in one lump sum upfront. Bank delivery takes 1–3 business days after the payout is sent.

What if a driver damages my spot or property?

On monthly bookings we hold a deposit and deduct your documented claim. On hourly and daily bookings we open a dispute — with evidence (before/after photos, records) we cover damage from the operating reserve or charge it to the driver. Your own property insurance still applies.

What if a driver doesn't leave on time?

They get reminders, then an automatic 2× tariff penalty. If it blocks another booking or you personally, it escalates to 500–3,000 CZK. You tap „The spot is occupied" in the app and we step in. The penalty goes to the platform as compensation for the disruption — but we cover the alternative for the next driver, so it doesn't cost you extra.

What if I don't want to rent the spot for a few weeks (vacation, guests)?

Block days or hours on the listing calendar. Unavailable times don't show up to drivers at all — no conflicts.

Can I have multiple price tiers (peak vs. off-peak)?

Not in MVP — you set one hourly, one daily, and one monthly price. Dynamic pricing by day of week is on the Phase 2 roadmap.

What if I have a problem with a specific driver? Can I block them?

Yes. From the booking detail, tap „Block this driver". They can't book your spots again. For serious rule breaks, report them and we'll review their account platform-wide.

How do I escalate a dispute if I disagree with a decision?

Open a dispute in the app. Support reviews each case individually, requests evidence from both sides, and decides within 5 business days. If you disagree, escalate to a second review with the head of support.

What if my spot is in an SVJ building with shared gate access?

You need SVJ consent. We help: request template, draft contract terms, revenue-sharing into the repair fund. See the SVJ section above. Without consent we don't recommend listing — you risk a lawsuit from co-owners.

I live abroad. Can I still host on ParkBlue?

Yes. Many of our hosts are non-resident owners of Prague apartments. You manage everything from the app — listing, pricing, communication, payouts. The only situation requiring a local person is if your gate needs manual intervention.

Can ParkBlue pay me in EUR instead of CZK?

Yes. Stripe Connect Express supports EUR payouts, though they typically arrive 1–2 days slower than CZK transfers. Set your preferred currency in the payout settings.

Do you provide invoices to my foreign legal entity?

Yes. In the host dashboard, set your billing details to your foreign company name and VAT ID (if applicable). Stripe generates invoices accordingly.

Is there an English-speaking support team?

Yes. We respond in English and Czech to all support tickets. Email replies typically within two business days, faster for urgent issues.
